Builder and model home staging in Atlanta

New construction sells faster when it feels like someone already lives there

Totem stages model homes and spec homes for the way builders sell. Furniture, art, and accessories are calibrated to the target buyer and the target price point, then installed fast and rotated between units as inventory moves. Every plan comes from a licensed Atlanta listing agent who knows what moves new construction under contract.

New construction reads cold and empty in the first MLS photo. We furnish for the target buyer so rooms show at full scale and the finishes get noticed.

Packages that rotate between units

When a unit goes under contract, we move the package to your next listing. Multi-unit contracts build the rotation schedule in from the start.

Builder staging is built around three things about your project

We match the package to the floor plan and finishes, the price tier of the submarket, and how many units you are moving. That keeps the budget on presentation that drives traffic and offers. You get a clear plan before any furniture arrives.

  • Floor plan, finishes, and price point
  • Submarket and target buyer
  • Number of units in the rotation

Model and spec homes that close at higher prices

The National Association of Realtors reports that 81% of buyer's agents say staging makes it easier for clients to picture a property as their future home. For builders moving multiple units, that visualization turns directly into velocity.

You build one at a time, and each home needs to sell before the next one starts. Staging is the bridge between construction completion and buyer commitment.

Spec home builders

You are building to sell, not to order. The home has to feel finished and desirable from the first MLS photo. Staging is the difference between a showing and an offer.

How builder staging works

We tour the completed home, plan the design around the finishes and the submarket, and stage in one day. Larger luxury properties get a two-day install. Staging stays for the listing contract, typically 60 to 90 days, then rotates to your next unit or de-stages.

What builder staging includes

Living, dining, primary and secondary bedroom furniture, kitchen island and counter styling, bathroom and patio accessories, plus art, mirrors, and lighting. For builders moving multiple units, packages rotate from sold listing to next, with volume pricing and priority scheduling in peak season.
